Selling a Betenbough home in Lubbock?

Your home may be only a few years old, but selling it takes a different plan than selling brand-new construction. Buyers may be comparing your home with similar resales, completed builder inventory, and homes still being built.

I'm Josh Lashaway, a REALTOR® with Williams & Company Real Estate. I help owners sell Betenbough-built homes in Lubbock and Wolfforth, including Harvest. We start with your actual competition, your home's condition, and what you need from the move.

“My home is a two-year-old 3/2/2. How do we position it?”

A three-bedroom, two-bath home with a two-car garage needs more than a comparison with every three-bedroom listing in town. I look at similar floor plans, square footage, location, lot, condition, and recent closed sales. Then we compare the homes a buyer can choose today.

We'll identify what your home already offers: an established yard, window coverings, appliances that will convey, an upgraded patio, or a move-in date that fits a buyer's plans. The goal is to make those differences clear and support the price with evidence.

Competing with nearby new construction

A builder's advertised price is only part of the comparison. When applicable, buyers may also be considering closing-cost assistance, financing incentives, upgrade packages, completion dates, and the requirements attached to those offers.

Before recommending a price or concession, I review the relevant competing homes and verify the offers being advertised. We can then compare your likely net proceeds under different approaches. A price adjustment and a seller credit can affect the sale differently; the right choice depends on the property, the buyer, and the financing.

Selling in Harvest

Even homes in the same neighborhood can appeal to buyers for different reasons. A home's floor plan, position within the neighborhood, yard, parking, condition, and proximity to amenities all deserve attention.

For a Harvest resale, we'll review nearby comparable sales and the specific properties competing for the same buyers. I'll help decide which features belong at the front of the listing and which preparation items deserve your time and money.

A practical plan before the sign goes up

  1. Review the property and your timeline. Walk through the home, discuss your next move, and identify anything that could affect preparation or closing.

  2. Study the competition. Compare relevant closed sales, current resale listings, and nearby new construction.

  3. Prioritize preparation. Separate cleaning, touch-ups, and needed repairs from projects that may not improve the outcome.

  4. Present the differences clearly. Explain the floor plan, included features, condition, and location in the listing and marketing.

  5. Watch the response. Use showing activity, buyer feedback, and changes in competing inventory to decide whether the plan needs adjustment.

  6. Evaluate the whole offer. Consider price, concessions, financing, contingencies, and timing together.

Questions Betenbough homeowners ask

Do I have to price below a new Betenbough home?

There isn't one rule that fits every property. We need to compare the actual homes, their features, location, condition, availability, and any verified incentives. Recent closed sales help ground that conversation.

Should I make upgrades before selling?

Let's look at the home before you spend. A clean, well-presented property and a focused repair list may serve you better than a large cosmetic project. I can help you sort the priorities.

Can you help if I've already moved out of Lubbock?

Yes. We can discuss access, preparation, showing arrangements, and communication before listing so you understand how the sale will be handled from a distance.

How do I choose an agent for this kind of resale?

Ask for relevant resale experience, comparable properties, a clear explanation of builder competition, and a plan for responding if showings or offers are slow. I can walk you through the experience and sales most relevant to your home.

Let's look at your home specifically

Send me the address, floor plan or approximate square footage, notable updates, and your preferred timeline. I'll help you understand how your home fits the current competition and what a sale could look like.
