Buying a home in Lubbock
Find the right fit. Understand the trade-offs. Feel confident about your next move.
I help you narrow the search, look beyond the listing photos, and negotiate the details—then keep things moving from your first showing to closing day.

Start with how you want to live
Your search should fit your life.
We’ll start with your comfortable price range, timing, and must-haves. Then we’ll narrow the options around the things that matter day to day.
- Location and the commute you actually want to make.
- A floor plan that works for your routines, storage, and work space.
- The yard, garage, and outdoor space you’ll use.
- How much maintenance or updating you want to take on.
If you’re financing, we’ll involve your lender early. Your comfort level guides the search; a maximum approval doesn’t have to become your spending target.

Time to investigate before moving forward
The option period and inspections matter.
Negotiating an option period is an important part of the offer. I work to secure enough time for inspections, follow-up evaluations, and contractor quotes so we can discuss any concerns and repair negotiations before the deadline.
When the contract’s option-fee and notice requirements are met, the option period gives you the right to terminate for any reason with timely written notice. I’ll help you understand the agreed dates and keep those deadlines in view.
Home inspection
I always recommend a home inspection, even when a house looks move-in ready. It gives us a professional assessment of accessible systems and visible conditions, and helps identify questions that need a specialist’s evaluation.
Pest & termite inspection
In my experience, termites are a common concern in West Texas. I always recommend a pest inspection that includes checking for termites and other wood-destroying insects, so we can address findings before moving forward.
Plumbing scope
For homes built before 2005, I also recommend a sewer-line camera scope. Older homes may have cast iron or Orangeburg piping, and a scope helps evaluate the condition of accessible lines.
The 2005 cutoff is my screening guideline; actual materials and previous replacements vary by house.
If something comes up, I help with the next steps. Through remodeling my rental properties, I’ve built relationships with contractors I know and trust. I can help coordinate follow-up inspections and get quotes from plumbers, HVAC technicians, roofers, and other specialists so we can negotiate with better information.
A search that works around your schedule
Busy week? Buying from a distance?
I can preview homes, send video walkthroughs, and help you narrow the list before making time for an in-person visit. We can keep questions and favorite listings together in a group chat so everyone involved stays in the loop.
A real client example: An ER physician starting full-time work at UMC was working nights. I created a group chat with him and his wife, toured homes on video, and arranged in-person visits when a property made their shortlist. I also helped coordinate inspections, contractor quotes, and repair scheduling after closing.
