Lubbock real estate for physicians & medical residents.
Starting residency, joining a practice, or ready for your next home? I help doctors, medical residents, and fellows buy and sell in Lubbock with a plan that fits their schedule.
From video walkthroughs between shifts to coordinating a sale and purchase, I keep the details moving so you can focus on the decisions that matter.

A plan for your next chapter
Wherever you are in your medical career.
Your work location, training timeline, and availability shape the home search. We’ll start with those details and build from there.
Incoming residents & fellows
Compare buying and renting, narrow the search from out of town, and work backward from orientation and your move-in date.
Physicians moving to Lubbock
Compare homes around your actual hospital or clinic, use video tours to narrow your options, and make the most of an in-person visit.
Buying & selling locally
Decide what to do with your current home, coordinate preparation and repairs, and plan the timing of your next purchase.
Real medical-client experiences
Two different moves. Practical help throughout.
An ER physician starting at UMC
A home search around night shifts.
After finishing residency, an ER doctor started working full time at University Medical Center. Night shifts left him with limited time to tour homes.
I started a group chat with him and his wife so we could share listings and keep everyone involved. When a home caught their attention, I went out for a video walkthrough. If it still felt like a fit, we found a time to see it together in person.
I helped coordinate inspections and contractor quotes as needed, drawing on my connections with inspectors, plumbers, HVAC technicians, roofers, and other local professionals. After closing, I also helped them schedule repairs through contractors I trust.
What made the difference: A shared conversation, useful video tours, and local help that continued after closing.

From residency to a position at Covenant
Sell the first home, then make the next move.
Another client had bought a home during residency and was now employed through Covenant. Before buying again, they wanted to know whether keeping the first house as a rental or selling it made more sense.
I put together rental estimates, and we talked through the options. They decided selling was the better fit. We spent two weeks working with my contractors on touch-up paint, caulking, and other small updates before putting the home on the market.
Once it was listed, we found their next home and submitted an offer contingent on the sale of their current house. Both homes closed within 45 days, and they were settled into their new home.
What made the difference: Comparing the options first, focused preparation, and coordinating both transactions.

Incoming medical residents & fellows
Make a plan before your first shift.

Start with your timeline.
Once Lubbock is confirmed, share your orientation date, preferred move-in timing, work locations, and any days you can visit. We’ll use those details to plan your search and the next steps.
- Decide what monthly housing cost feels comfortable.
- Talk with a lender early about documentation and financing.
- Build a shortlist, then use video tours to narrow it.
- Plan inspections, closing, and moving around your start date.
Look beyond the listing photos.
Whether your work takes you to TTUHSC, UMC, Covenant, or another Lubbock practice, we’ll compare the actual route to your hospital or clinic.
We’ll also talk about maintenance, room for your daily routines, your preferred commute, and how long you expect to keep the home. Those priorities help us compare locations and properties without guessing what should matter to you.

Help with the work between finding a house and getting the keys.
Clear communication
We’ll agree on a useful way to share homes, questions, and updates around your shifts. A group conversation can keep everyone involved in the move informed.
Inspections & repair quotes
I help coordinate inspections and connect you with local contractors when you need a closer look or a quote before making a decision.
Your sale and purchase
If you already own a home, we’ll discuss preparation, timing, and the terms of your next offer so both sides of the move have a plan.
Client feedback
What clients say about working with me.
“Selling a home can be stressful, but Josh made everything feel so much easier, and we always felt like we were in good hands. He looked out for our best interests every step of the way - saved us on costs where he could. Appreciate all the effort he put in in selling our home.”
“Josh is the best in town! He went out of his way to find us a great home that fit our needs … Josh helped us negotiate through some issues on the house and was very resourceful. We will never use anyone other than Josh!”
Questions worth asking early
Buying, relocating, and planning what comes next.
Should I buy or rent during medical residency in Lubbock?
Start with your expected time here, a comfortable budget, and how much flexibility you want when training ends. We can compare local homes and rental estimates, then account for purchase costs, maintenance, and the cost of selling later. The right choice depends on your situation; a short stay deserves a careful comparison.
Can you help me search if I’m out of town or working nights?
Yes. We can share listings and questions in one conversation, use video walkthroughs to narrow the options, and arrange in-person tours around your availability. I’ll help coordinate local inspections and follow-up questions as the purchase moves forward.
How should I choose a location near UMC, Covenant, or TTUHSC?
Start with your specific hospital, clinic, or rotation locations, then compare actual routes alongside your budget, preferred commute, and maintenance needs. We’ll look at the individual homes and the trade-offs that matter to you.
What should I ask a lender about physician mortgages?
Ask which loan options fit your circumstances, including whether a physician mortgage is available to you. Have the lender explain eligibility, student-loan treatment, employment-contract documentation, start-date requirements, cash needed at closing, and total monthly costs. Your lender needs to confirm financing and timing before we rely on either in an offer. The CFPB’s homebuying resources can help you prepare for that conversation.
Should I keep my residency home as a rental or sell it?
We can compare a rental estimate with a sale plan and discuss expected expenses, property condition, repairs, and your willingness to manage a rental. Your lender and tax adviser can help assess how either choice affects your next purchase. The Covenant client story above is one example of choosing a sale after reviewing both options.
Can you help when I finish training or need to sell before moving?
Yes. We’ll work backward from your relocation date, decide which preparation is useful, and coordinate the listing with your next step. If you’re buying another Lubbock home, we’ll also discuss the timing and any proposed sale contingency with your lender.
Your next move starts with a conversation
Tell me what’s bringing you to your next home.
Send me your timing, where you’ll be working, and whether you’re buying, selling, or sorting through both. I’ll help you identify the next steps for your move.
