Buying your first home in Lubbock

You don't need to know every step before you start. I'm Josh Lashaway with Williams & Company Real Estate. I help first-time buyers understand the process, compare homes, and make decisions without feeling rushed.

Start your home search · Ask your first questions

First, decide what feels comfortable

Before touring homes, talk with a lender about financing and choose a monthly housing budget that fits the rest of your life. A loan approval and a comfortable spending target aren't always the same number.

Think about commute, space, maintenance, and how long you expect the home to fit your needs. We'll use those priorities to narrow the search.

Plan for more than a down payment

Your lender's Loan Estimate explains estimated loan terms, payments, closing costs, and cash needed at closing. Ask which taxes, insurance, or other ownership costs are included in the payment and which you'll pay separately.

You'll also want a plan for expenses that can arise before or after closing, such as inspections, moving, utility setup, and immediate household needs. Actual amounts depend on the property and transaction.

The Consumer Financial Protection Bureau's Loan Estimate guide is a useful companion to that lender conversation.

What we'll work through together

  1. Define the search. Set priorities, timing, and a useful price range.

  2. Compare homes. Look at layout, condition, location, and the trade-offs behind the photos.

  3. Discuss an offer. Review comparable sales and talk through the proposed terms.

  4. Investigate the property. Coordinate inspections and questions while tracking the contract's deadlines.

  5. Prepare for closing. Work with your lender and title company, plan the final walkthrough, and confirm possession arrangements.

Questions you can ask early

“Do I need to have everything figured out before contacting you?”

No. Tell me what you're hoping to do and where you are in the process. We can identify useful next steps before you start touring.

“Is a new home easier for a first purchase?”

New construction and resale each involve trade-offs. We'll compare the specific homes, included features, condition, timeline, and written terms. Explore new construction.

“Can I get help with the purchase costs?”

Ask your lender which loan or assistance programs, if any, fit your circumstances. Availability, eligibility, costs, and repayment terms need to be checked for your situation. No program or seller contribution should be assumed before it's confirmed.
