Selling a home in Lubbock

A well-prepared home. A price that makes sense. A clear plan for your next move.

I help you decide what to update, coordinate the work, and price your home for the market—then handle the details from listing to closing.

In my experience, the homes that sell fastest tend to have two things in common: they feel move-in ready, and they’re priced right for the market.

Before we list

Small details make a big difference.

Buyers should be able to walk through without seeing obvious damage, unfinished touch-ups, or a list of small jobs waiting for them. Getting those details right helps a home feel cared for and ready to move into.

  • Patch nail holes and touch up scuffed or damaged paint.
  • Refresh worn caulking and address visible damage.
  • Make sure every light bulb works and the home feels bright.
  • Consider updating dated light fixtures or cabinet pulls.
  • Repaint unusual wall colors in a neutral shade that appeals to more buyers.

Before you move out or spend money on a big project, let’s walk through together. I’ll help you prioritize the small, practical updates that make sense for your home and budget.

A hands-off option for getting ready

I can coordinate the updates for you.

Through remodeling my rental properties, I’ve built relationships with contractors I know and trust. I can handle the coordination for your pre-listing work, so you have a clear plan and know the cost before work starts.

  1. We make a list.

We walk the property and identify the repairs, touch-ups, and minor updates worth considering.

  2. I get the quotes.

I reach out to the right contractors and gather pricing for the agreed scope.

  3. You approve the cost.

You review the quotes and decide what moves forward before any work begins.

  4. I coordinate the work.

I help schedule the approved updates, coordinate with the contractors, and keep you informed.

The goal is to keep costs as low as practical and focus on work that matters. You stay in control of the budget, while the process can be very hands-off.

Preparation + pricing

The right price is a huge part of the plan.

A polished home still needs a price that makes sense to buyers. I study the Lubbock market continually, so our pricing conversation is grounded in the numbers and the competition your home will face.

  • Recent closed sales for homes that are truly comparable.
  • Current listings, price changes, and what buyers can choose today.
  • Your home’s location, condition, updates, and features.
  • Your timing, expected selling costs, and plans for the next move.

I’ll explain the reasoning behind the asking price. Once we’re listed, we’ll review showing feedback, buyer interest, and changes in the market together.

Selling a newer home

If builders are still selling nearby, buyers may compare your home with new construction and builder incentives. We’ll look at the full competition and make your home’s features, condition, lot, and availability clear.
