Selling a newer Lubbock home when you are competing with new construction
A two-year-old home with three bedrooms, two bathrooms, and a two-car garage can look almost new. But when the builder is still selling nearby, its owner needs a plan that accounts for both resale listings and new construction.
For a Betenbough resale in Lubbock or Wolfforth, I would start with a specific question: what would make a buyer choose this home over the other homes they can buy right now? The answer should shape the price, preparation, photos, and showing plan.
Compare the actual alternatives
Build two comparison groups. One includes similar resale homes that have sold and homes currently available. The other includes available new builds with comparable size, layout, location, and completion timing. A model home may have finishes or features that are not included in the advertised price, so compare the actual offering.
If a builder is advertising incentives, ask for the current written terms. A closing-cost contribution, temporary payment reduction, or upgrade allowance is not automatically equivalent to a reduction in price. Buyers should have their lender compare the financing details for their situation.
Identify the differences that matter
Walk through the property as if you were buying it. Is the backyard already usable? Are window coverings, appliances, gutters, or other additions included? Does the lot offer something a competing property does not? Is the home available on a timeline that suits the buyer?
These are questions to investigate, not features to assume every resale has. Document what is actually included and show the useful differences clearly in the listing.
Make preparation proportional to the problem
A newer home does not automatically need an expensive renovation. Start with cleaning, touch-ups, lighting, landscaping, and any known maintenance concerns. Then decide whether a larger change solves a real objection or simply reflects the seller’s personal taste.
Price for the next buyer
What the owner paid, the mortgage balance, and the cost of upgrades help explain the owner’s position. They do not establish what another buyer will pay. Use recent comparable sales and current competition to build the pricing discussion, then review showing activity and feedback after launch.
The two-year-old 3/2/2 is an example, not a claim about a particular past sale. Your address, condition, floor plan, and timing are the details that make the plan specific.
